These Terms and Conditions apply to all bookings made directly through our website or by contacting us. By placing a booking, you agree to the terms below.
1. Who We Are
We are private hosts offering a holiday apartment under the name "Edelschwarz Allgäu" in Thalkirchdorf, Oberstaufen, Germany. You can contact us at: edelschwarz.allgaeu@gmail.com
2. Booking & Payment
- A booking becomes binding once you have received a written confirmation from us.
- The total amount is due no later than the end of the free cancellation period (usually 5 days before arrival; 14 days for stays between 26/01/2026 and 15/03/2026; 21 days for stays between 02/04/2026 and 05/04/2026; and 30 days for stays between 13/07/2026 and 09/08/2026), unless otherwise agreed.
- For bookings made directly via this website, payment is made by bank transfer. We will send you the payment details together with the booking confirmation. Contact us to discuss alternative payment options.
3. Cancellation Periods and Cancellation Conditions
3a. Cancellation Periods
Flexible – 5 Days – Applies unless otherwise specified below.
Guests may cancel free of charge up to 5 days prior to arrival. In the event of a cancellation within 5 days prior to arrival, the guest shall pay 90% of the total price. In the event of a no-show, the guest shall be charged the total booking price.
14 Days – Applies to the period: 26.01.2026–15.03.2026
Guests may cancel free of charge up to 14 days prior to arrival. In the event of a cancellation within 14 days prior to arrival, the guest shall pay 90% of the total price. In the event of a no-show, the guest shall be charged the total booking price.
21 Days – Applies to the period: 02.04.2026–05.04.2026
Guests may cancel free of charge up to 21 days prior to arrival. In the event of a cancellation within 21 days prior to arrival, the guest shall pay 90% of the total price. In the event of a no-show, the guest shall be charged the total booking price.
30 Days – Applies to the period: 13.07.2026–09.08.2026
Guests may cancel free of charge up to 30 days prior to arrival. In the event of a cancellation within 30 days prior to arrival, the guest shall pay 90% of the total price. In the event of a no-show, the guest shall be charged the total booking price.
3b. Cancellation Conditions
Cancellations must be made in writing via email, and the date of receipt by the host will be considered the official cancellation date.
These terms apply to all stays booked directly with Edelschwarz in Thalkirchdorf, Oberstaufen.
For bookings made through external platforms, the respective cancellation conditions apply.
We recommend purchasing travel cancellation insurance to protect yourself from unforeseen costs in the event of cancellation.
The hosts reserve the right to cancel a booking if:
- Force majeure or circumstances beyond our control make the stay impossible.
- The booking was made based on false or misleading information (e.g., number of guests or purpose of stay).
- The accommodation is intended to be used for purposes other than private stays.
In such cases, any payments already made will be fully refunded, and no further claims for compensation will apply.
4. House Rules
To ensure a pleasant and respectful environment for all guests:
- Check-in: after 15:00
- Check-out: by 11:00
- Quiet hours: daily from 22:00 to 07:00
- Not allowed:
- Pets
- Smoking inside the apartment
- Commercial photography or filming
- Parties or events
We reserve the right to terminate the stay without refund in case of serious rule violations.
5. Additional Fees
- Use of extra beds may incur an additional cleaning fee.
- Failure to comply with check-out requirements—such as not removing garbage or leaving the apartment in an unacceptable condition—may result in an extra €50 cleaning charge.
- Full details will be shared before check-in.
6. Liability
- We are not liable for personal injury, theft, or loss of items unless caused by gross negligence on our part.
- Guests are financially responsible for any damage caused to the apartment or its furnishings during their stay.
7. Guest Registration & Local Regulations
We are legally required to register all guests with the local municipality and the Allgäu-Walser-Card Service. This includes sharing basic personal information to issue your guest card and comply with tourism laws. 8. Governing Law
These terms are governed by the laws of the Federal Republic of Germany. The place of jurisdiction is Oberstaufen.
